How to Choose the Right Homesite

Homesite Construction at The Reserve at Glen Loch

Nothing compares to a new construction home being built just for you and your family! Here at Judd Builders, we want to make your dream house a reality. Building a new construction home is an exciting experience! From choosing the right floorplan for you family to choosing the design finishes you know you’ll love, there is a lot to consider when buying a new construction home. However, when you are considering the type of floorplan and design finishes, you also want to think about the homesite your future dream home is being built on. Make sure to choose the right homesite in one of our many wonderful communities with these helpful tips!

Decide on the Type of Homesite You Want
When you are choosing a homesite you should work out all the details up front, so you don’t end up with surprises at the end. Think about what you want in your future home. Are you planning on having a family? Do you want more yard space? Do you want to be further away from the main roads? Also think about things you might want to add to your homesite later on once your dream home is built. Do you love to garden and need more land? Is there enough safe space for my kids to play? There are different types of homesites to choose from, which all have pros and cons based on what you need.

  • Cul-de-sacs

These types of homesites are perfect for families that are looking for bigger backyard space. Homesites set in cul-de-sacs are typically better for families because they have less “neighborhood traffic” to deal with, due to being set back from the main roads of the neighborhood. So if you have a family, or are planning to start a family, a homesite within a cul-de-sac might be best for you!

  • Corner Homesites

Corner homesites are known to have more land associated with the lot. These corner homesites offer side and backyard, which is more land. So if you are looking for a larger lot, consider choosing corner homesite.

  • Homesites with End Unit Homes

If you’re looking at a community that sells townhomes, you’ll want to think about what kind of unit you want as well as what will be the right homesite for your family. End unit homes tend to let in more sunlight because they have additional windows and they may have more yard space; also end units offer a little more privacy because they aren’t between two other homes. However, end unit homes tend to be priced a little higher than interior homes, due to these added perks.

  • Homesites with Interior Unit Homes

Interior units are in between the other townhome units and share two common walls instead of one like an end unit home. However, contrary to popular belief these homes have many benefits! From less utility costs to less exterior maintenance, interior homes might be the best choice for your family depending on your needs. Also, interior units tend to be less expensive, so you could save some extra money if you buy an interior home in a townhome community!

Sun Exposure
Believe it or not, the direction your house faces is extremely important when picking a homesite! You’ll want to pick the lot that has the right relationship to the sun. Western exposure captures the afternoon sun, eastern exposure captures the morning sun, while Southern exposure captures solar rays during most of the day. You might also want to think about gardening or landscaping when it comes to sun exposure. If you are a huge gardener or plan to garden, then you’ll want to make sure your backyard has enough sunlight. The same goes for front yard landscaping as well!

Think about the Location in the Subdivision
Once you’ve taken all the must-have characteristics of a homesite into consideration, think about where you want to be located in the subdivision. Depending on where you choose to live in the subdivision will have different “neighborhood traffic” patterns. Do you want to be near the entrance or tucked away into the subdivision? It all depends on your preferences, so take some time to think about where you want your homesite to be located!

Check With Your Builder
When you are choosing a homesite make sure to check with your builder. Ask about what homesites are available as well as any information or restrictions the lot might have. By asking your builder for more information on a homesite, you will have less trouble when selecting the right homesite for your dream home!

What Happens Next
Once you’ve made the important choices about choosing the right homesite and type of floorplan you want, then you can decide on the design selections! With the help of our design studio, you’ll be able to choose all the finishes you want in your new construction home. The best part about it is you won’t have to lift a finger and do any of the manual work! Your dream home will be built in the perfect homesite you chose with all the wonderful finishes!

Tips for Outdoor Entertaining

Summer is in full swing so it’s time to start cleaning up the yard and getting ready to entertain outdoors! Get your backyard prepped and perfect before you invite your friends, family, and neighbors over for a wonderful outdoor gathering. Here are some helpful tips to get your backyard ready!

Prep the Yard
For great outdoor entertaining, you’ll want your backyard to be clean and in order. Mow the grass, rake any debris away, and make sure any outdoor tools or toys are put away. Having your yard in order will make outdoor entertaining a breeze!

Clean Up the Inside as Well
Although you are mainly entertaining your guests outdoors, you’ll also want to clean up the inside of your home as well. There will be some light traffic within your house, mainly the entryway, kitchen, and bathrooms. You won’t want to overlook these spaces when you entertain.

Set Up Seating
You’ll want to have plenty of seating for your guests to use! Put out extra chairs, or you could even put out blankets on the grass if you are short on chairs. Also, if you know you won’t have enough seating, you could always ask your guest to bring any chairs that they have! Never be afraid to ask for help!

Set Up Lighting and Other Essentials
If you intend your outdoor party to go into the night you should set up lighting before hand. Not only will the lighting set a fun and special atmosphere, but it will also light up the yard when it gets darker. Also, don’t forget to set up other essentials as well! Set out tables with tablecloths, add umbrellas or a canopy for shade. Don’t forget to set out coolers with a vast array of drinks!

Pick Music Beforehand
Music is always great for background noise. If you plan on playing music during your outdoor gathering, make sure you pick the right music beforehand. Choose tunes that are entertaining, pleasant, and something everyone loves, nothing that will overwhelm your guests.

Choose Food Everyone Will Love
When you’re planning on what dishes to make for your outdoor party, make sure to think of your guests when you decide on your menu. When you extend the invitation, ask if anyone has any food allergies or dietary preferences. Or you could ask what everyone enjoys and make that. You could even try a potluck party, where every guest brings a dish, which will definitely lighten you load!

Prepare the Food in Advance
If you do decide to make the food yourself, try to prepare as much food in advance as possible. When it comes to the day of the party, you’ll be glad you got a head start so you can enjoy the party yourself.

Ask Friends For Help
You should never be afraid to ask for help! Whether you need help with pre-party preparation, food preparation, or if you are in need of chairs/supplies, always ask your guests for help.

Prep the Grilling Station
If you intend to grill for your outdoor party, make sure to prepare your grilling station ahead of time. Clean the grill and check if you have enough charcoal or gas to fire it up! Have all grilling utensils close by, along with a meat thermometer, so you don’t have to guess on grilling time!

Keep Pests Away
Don’t let summer pests ruin your outdoor gathering. Make sure to have plenty of bug spray and citronella candles to keep mosquitoes away. The best citronellas are ones with a light scent, so try and find a candle with a light scent!

Set Up Yard Games
You’ll want to plan on having a couple of yard games to play throughout your gathering. Set up popular yard games that everyone will enjoy including, croquet, badminton, horseshoes, and bocce, so you and your guests can enjoy a couple of games throughout the day.

How to Take a Staycation

It’s that time of year again! The weather is getting warmer, the days are longer, and everyone is enjoying the fresh air! Everyone is also revving up and getting excited about their upcoming vacation plans! However, if you need some time off to rejuvenate, you could always take a staycation instead!

A staycation is the perfect option for those who need time to relax and get out of their usual routine, but don’t want to spend the cash on another luxury getaway. If you’re able to take time off from work, a staycation is a great option to sit back and relax in the comfort of your own home! Also, make sure to spread out when you take your vacation and staycation! You don’t want to take them too close together so you can enjoy both throughout the year! Here are some tips to take the perfect staycation!

Make a Loose Plan
When you plan on taking a staycation, you’ll want to make a loose plan of what you want to do each day. You never want to wake up and think “What now? What do I do today?” Always have a plan for your at-home getaway. However, make sure you don’t overbook yourself and end up being exhausted! Staycations are all about relaxing at home, so make plans but find a nice balance of activities and relaxation!

Don’t Do Any Housework
Vacationing means you get to sit back and relax and hardly do any work, which also applies to a staycation as well. However, when people take staycations they tend to do housework when they are supposed to be relaxing! So before you take your staycation make sure to clean the house beforehand so you don’t end up doing any housework throughout your staycation.

Go Somewhere You Haven’t Been
Have you been eyeing up a restaurant that you have been dying to try? Do you want to explore a nearby town that you’ve heard wonderful things about? Get out and actually do it! Your staycation should disrupt your usual routine, so make a list of things or places you’ve been meaning to visit and choose a few to explore during your staycation.

Get Outside
It’s best not to stay inside during your whole staycation. Try to get outside and enjoy the fresh air! If it’s winter maybe visit a local ski resort, or if its summer find a nearby hiking trail or enjoy any of your favorite outdoor activities!

Stay in Bed
