Being the First Isn’t the Worst

Construction at The Reserve at Glen Loch

With many people preferring new homes to existing homes, you might be wondering if a new construction home is for you. New construction means exactly that, a brand new house that hasn’t been lived in before or homes purchased in the pre-construction phase. There is a lot of allure to new construction homes, which is why being the first person to build in a new planned community isn’t the worst, especially when you buy a new construction home from Judd Builders!

You Get Your Choice of Homesite
When you’re one of the first buyers in a new construction community, you’ll get to enjoy the benefits of being able to choose the homesite you want your new construction house to sit on. Not only do you get to choose from some of the best lots available, but you can also pick which model home you want too, which is especially important if you are moving into a carriage or townhome community!

Better Pricing
Buying a new construction home during pre-sales or pre-construction is more beneficial due to better pricing. During pre-construction new home prices are generally less than they would be later on during construction and development. As construction progresses and later phases are released, prices may increase, which is why being one of the first people to buy in a brand new, new construction community is a better investment!

More Personal Attention From the Homebuilder
By being one of the first buyers of a new construction home in a new community you will also enjoy the perks of more personal attention from the homebuilder. Here at Judd, we want to make your dream home a reality. Whether it’s in our newest community The Reserve at Glen Loch or one of our other planned communities, we will build you a high quality home with an extremely high level of fit and finish. However, you can also enjoy numerous other perks like: having a new home with design elements of today’s lifestyle demands (i.e. open concept floorplans, eat-in kitchens, walk-in closets, and an owner’s suite with an attached owner’s bath.), living a virtually maintenance free lifestyle, moving into a house with your customized finishes, all the work is done for you with the best construction materials, and you get to enjoy that new house smell!

What to Expect Before, During, & After Your Build

If you’re considering or decided on a new construction home, there are a lot of things you have to understand. Figuring out what you want and need from your dream home, what goes on during the building process, and what happens after your dream home is built is a lot to comprehend, therefore it’s important to know exactly what to expect when building a new construction home. In order to make the process as stress free as possible here is what to expect before, during, and after your build.

Prior to the Build
The first thing you have to do is pick a trusted builder to work with. However, before the build you’ll want to ask both yourself and the builder a lot of questions. Ask yourself: How much square footage do you need and want? What kind of floorplan will work best for you? What kind of community do you want to live in? What can you afford? Are you approved of a loan? You’ll want to make sure you hammer out all of these details and more to make sure you can afford to make your dream home come to fruition. After that, you’ll work with your builder to choose a home site and than the building process will begin.

During the Build
There will be a lot going on during the build of your new construction home. Site preparation, laying foundation, framing the house, installation of heating and cooling units, plumbing lines, and electrical systems, laying flooring, painting, and installing fixtures and appliances are only a few of the things taking place. Towards the end of the build, the tiny details will be added to finalize the build of your home. Faucets and fixtures will be installed and your front yard will undergo a transformation. However, you don’t want to delay closing and change your mind last-minute on finishes. Therefore, you should make these decisions early in the process. Here at Judd we have our very own Design Studio to help you choose selections and options that meet your needs and personal design style. However, if you still want to find more inspiration check out some of these helpful resources.

  • Pinterest is perfect to find inspiration for you home design and to search for fun DIY projects to help with creating your personal home décor. Towards the beginning of the build, start pinning ideas/inspiration that will help you make decisions with your overall home design.
  • Better Homes and Gardens covers any a multitude of design projects that can help you in the process of planning your home design/décor. From gardening to furniture arrangement, you’ll find all the tips you need at Better Home and Gardens.
  • Houzz is super helpful when it comes to your design needs. This site helps you connect with designers and professionals, while providing great visuals and advice about home decorating. The site even shows you where you can buy certain items if you’ve fallen in love with a piece!

After the Build
Finally, this is the moment you’ve been waiting for! After the build, you’ll be able to move in to your dream home! This is the best moment in the process however, there are still a couple of things to take care of before you formally close and move in. Once your home is complete make sure to do a “walk through.” Allow yourself to become settled in and accustomed to your new home and thoroughly examine all of its components. Take note of your home’s current features and think about potential add-ons you personally might want to include later. Also, even later down the line after closing on your new home submit a year-end warranty claim with your builder if necessary.

What Makes a Great Builder

If you’re looking to build a new house, you’re obviously searching for a great home builder. But how do you know if you’re working with the right builder? Like any big purchase, you’ll want to do some research before you build your new home. There are a lot of important things to look for and ask when deciding to work with a home builder, especially one that excels in all areas like Judd Builders. So here are four things to look for when choosing a great builder.

Reputation
This seems rather commonplace to take into a consideration, but a home builder’s reputation is important when you look for a great builder. A good reputation is key to a great builder so you know you’ll love your home for years to come. You’ll want to keep your eyes out for positive reviews from past buyers or news stories about the builder before you make your decision.

Has a Strong Family and Community Ties
Like having a reputation, a great builder should also have strong family and community ties. You want to work with a builder that cares about you and your family and the community that they are creating. A builder that has strong community ties will be invested in building your home and making you feel part of the community, while also building a lasting relationship. So when you are looking for a great builder don’t look past their strong family and community ties.

Superior Service
A great builder should also provide superior service. Not only do you want your dream home to be properly built, but you want a home builder that provides the best service for you. Do they inform you of what’s going on before, during, and after the build? Are they available to talk and answer your questions when you call? Make sure to look into the builders’ service before deciding who you want to build your home.

Quality Work
A great home builder will deliver quality work. You should be able to place trust in your builder and have the security of knowing they will help build your dream house. Not only do you want a builder with quality work, but you’ll want to work with a builder that uses quality materials as well. This is your future house; the design and construction of it should reflect the needs of you and your family. Never settle for anything less when working with a builder. Instead look for a home builder that is committed to delivering the quality that makes a house a home.

If you’re considering building with a great builder with these qualifications look no further. Take some of the legwork out of your search and consider working with Judd Builders. Getting Organized for the Move: How to Prepare for Before & After the Move

Moving is a huge milestone for every homebuyer. It’s an exciting time for everyone; however, the moving process itself has a lot of steps that can feel unmanageable at times. Keep your move manageable with these helpful before and after tips!

Packing for the Move:

1. Determine Essentials
Organizing before you pack will pay dividends when you make the move to your new home. Decluttering while packing and determining what is essential will leave you with less stuff to unpack. We all tend to hang onto items longer than we should, so go through everything and determine what is essential to you and your family. Once you’ve figured out your essentials, make a list of how many helping hands are available and decide what size moving truck you’ll need.

2. Color-coordinate and Label
Nobody realizes how much stuff they have until they move. After you’ve determined your essentials, it’s time to start putting things into boxes and packing. Labeling things will definitely make your life easier when you go to unpack in your new home. However, you should also color-coordinate, as well as label your boxes. Designate a specific color for each room and mark or label as needed. When you go to unload everything, you’ll know where each box needs to go due to the bold color and specific labeling, making the process much more efficient and manageable.

3. Call Movers
No matter how hard you try, there will be some items that you cannot move yourself. Call professional movers to help assist with large and heavy items that you can’t move yourself. However, make sure to do your research on moving companies before you make your final decision on which company to trust with your belongings.

Unpacking after the Move:

1. Unload Boxes and Place in Appropriate Room
Before you unpack all your belongings you or the movers will have to unload all your belongings from the truck. If you color-coordinated and labeled your boxes this step will be easy! Make sure every box is placed in the appropriate room so that when you go to unpack everything that belongs in that room will be there!

2. Go Room by Room
The easiest way to unpack is to go room by room. Start with rooms that are essential to everyday living, like the kitchen, bathroom, or family room and branch out from there. This seems rather obvious, however, when you have a lot of helping hands things can get rather busy. If you color-coordinated and labeled everything before the move, unpacking will be easier too. Most likely, the boxes and furniture for each room will have made it to their respective locations due to prior organization. So, if you have a lot of friends and family helping, you’ll be able to unpack each room fairly quickly! Just make sure to focus on unpacking the bigger, more important items first and save the smaller items like clothes, trinkets, and décor for later!

3. Organize and Store
Once things start falling into place and you have most of your stuff unpacked, you can start organizing and storing the rest of your things accordingly. Have fun unpacking all the décor that makes your new house your home and feel at ease as you settle into your new home!

Home Insurance 101

When it comes to home insurance not all policies were created equal. So how do you know if you’re getting the right home insurance? There are a lot of things to consider when it comes to home insurance. So here’s a list of some things that you should know in the future when you’re looking to move!

What it Covers
It’s important to know what your homeowners insurance covers. Most people assume that everything is covered once they have insurance, but this is not the case. It’s important to know this before any damage has occurred so you aren’t surprised. So when deciding what needs to be covered, think about the value of you house and your belongings as well as the cost of living.

How Do I Know If I Have Enough Coverage?
A good way to know if you have enough coverage is to get an appraisal. This will help you determine the replacement cost of your home. It is suggested the best way to insure your house is to opt for a guaranteed, or replacement, value coverage. This option usually costs a little more, but in most cases it will cover 100 percent of replacement costs.

How Much Does it Cost?
The cost of homeowners insurance varies for every property. Depending on the condition and location of your home, as well as your credit score, the cost of homeowners insurance will be determined.

How Can I Save?
The best way to save on your rates is to bundle your home and auto insurance together with the same insurance company. The amount you save will be different depending on the insurance company, so do your research before making your final decision!

Can It Be Canceled?
Your homeowners insurance can drop you and or cancel at any time. Being dropped is different from being canceled. When being dropped your policy is not renewed after its expiration date and you must look for another provider. When your homeowners insurance is canceled it is most likely due to specific circumstances. From non-payments to an increase of risk, there are a number of reasons it could get canceled. In the event of a cancellation you’ll receive a 10-30 day notice to start looking for another provider.

Keep In Mind, You Aren’t Covered for Everything
As stated above, most people think they are covered for everything when they get homeowners insurance, but they’re not. If someone were to get hurt on your property there is the possibility of being sued. So, get an umbrella liability insurance as well as homeowners insurance and you’ll be covered for a certain amount depending on your provider.

Why Living in Philly is the Best

Location can be a deciding factor for many individuals when buying a home. Most families overlook cities while they are searching for their future forever home. However, Philadelphia is a city that has a lot to offer families looking to move. Over the last couple of years Philadelphia’s economy has been steadily improving, specifically in the education and healthcare sectors. There has also been revitalization in many different neighborhoods that makes Philly a great place to live. However, these aren’t the only reasons why living in Philly is the best. There are a multitude of attractions that make Philly amazing!

The History
When it comes to history, Philadelphia has a lot to brag about. Several firsts have taken place in Philly and its citizens take great pride in the history of the city. From being the birthplace of the nation to having the first American University to offer undergrad and graduate degrees, there is much more to Philly than cheesesteaks. The city shines a light on the historical importance that it played throughout American history. You can step back in time by visiting a multitude of historical buildings or landmarks found within the city. The Betsy Ross house, the Liberty Bell, and the Botanical Gardens are only a few of the attractions Philly has to offer.

Foodie Paradise
Yes, Philadelphians love their share of cheesesteaks, pretzels, and hoagies, but Philly is a foodie paradise that offers a vast array of good eats. From the Italian Market to top-notch 5-star restaurants, there is always a place to eat in Philly. If you are an exotic eater, you’ll absolutely fall in love with the array of flavors that the city has to offer.

Invested in the Arts
Rocky didn’t have to run up the steps to put the Philadelphia Art Museum on the map. Known for being one of the biggest museums in the country, it houses a wide range of paintings and artifacts that draw in thousands. The Art Museum plays a huge part in Philly culture as well as the smaller, but super unique Barnes Foundation. However, the city goes above and beyond when it comes to celebrating the arts. Many artists flock to the city and create a unique atmosphere that can’t be rivaled. In fact there are six top art schools in the area, making Philly perfect for any artsy type or those who appreciate the arts.

Families Embracing the City
Recently a lot of families have been embracing the city due to the numerous family-friendly activities it offers. The city offers great park systems, the perfect outdoor space for kids to run around and play. There is also a long list of museums including the Please Touch Museum and the Franklin Institute to explore with the whole family, making it the ideal for young families to explore and have fun.

Philly Loves Their Sports Teams
Everyone knows that Philadelphia absolutely LOVES their sports teams. Philadelphians are always cheering on our home teams throughout the year! From the Philadelphia Flyers to the Phillies, Sixers, and the NFL Super Bowl 52 champs Philadelphia Eagles (Fly Eagles Fly!), the city is always buzzing with Philly Sports Pride, which is always an electrifying feeling!

Considered the Best Place to Visit in U.S.
Recently, Philadelphia has been considered one of the best places to visit in the U.S. It’s no wonder! Philly has a long list of activities to participate in and places to tour. From historical landmarks to fantastic shopping and food you will never be bored in Philly. Whether you’re just visiting or if you’re considering moving to Philly, you won’t be disappointed.
